The Space/User "Add Factiii" "Add Rule" is reading permissions from the space/factiii query. It needs to come from the user.spaces object in useUser.
Test this by loading a user/space/factiii page and refreshing while logged out then login and see if the Add Factiii/Edit Rule becomes available. This should read form the userUser User.space context to find permissions.
